Abstract
El envejecimiento poblacional, en conjunto con la limitada cobertura del sistema previsional, constituye un desafío para el bienestar económico de los adultos mayores en el Perú. En este contexto, la hipoteca revertida se presenta como un instrumento potencialmente capaz de convertir el patrimonio inmobiliario en flujos de ingreso durante la vejez. El objetivo del presente trabajo es analizar la factibilidad de implementar hipotecas revertidas en el Perú, considerando tanto sus fundamentos teóricos como la evidencia empírica internacional, así como las características del mercado peruano. En primer lugar, se desarrolla un marco teórico basado en la teoría del ciclo de vida, la iliquidez del patrimonio inmobiliario y principales riesgos asociados a la hipoteca revertida. En segundo lugar, se hace un repaso de la evidencia empírica internacional en países desarrollados y en América Latina, identificando características comunes y resultados observados. Finalmente, se examina el contexto peruano en términos demográficos, mercado inmobiliario, sistema previsional y financiero, con la finalidad de evaluar las condiciones de demanda y oferta del producto.
The aging population, combined with the limited coverage of the pension system, constitutes a challenge for the economic well-being of older adults in Peru. In this context, reverse mortgages are presented as an instrument with the potential to convert real estate assets into income streams during old age. The objective of this paper is to analyze the feasibility of implementing reverse mortgages in Peru, considering both their theoretical foundations and international empirical evidence, as well as the characteristics of the Peruvian market. First, a theoretical framework is developed based on life cycle theory, the illiquidity of real estate assets, and the main risks associated with reverse mortgages. Second, a review of international empirical evidence in developed countries and Latin America is conducted, identifying common characteristics and observed results. Finally, the Peruvian context is examined in terms of demographics, the real estate market, and the pension and financial systems, with the aim of assessing the conditions of supply and demand for the product.
